Watford Community Housing Group Gains 500 Local Homes

Watford Community Housing completed the purchase of 509 homes from Notting Hill Genesis on 19 March 2026 to provide more local housing in Watford, Hertfordshire. This move helps to expand the amount of affordable properties available to people in the community.

The properties are located in Watford, Dacorum, St Albans, and Three Rivers, and include social and affordable rent homes and a community hub. This purchase means that Watford Community Housing now manages more than 8,000 homes in the region.

According to Notting Hill Genesis, the sale is part of its plan to focus on the homes it owns in London. The organisation reported a financial deficit of around 130 million pounds between 2024 and 2025. Tenants who have moved to the local housing group can now become members, which allows them to vote on decisions and get discounts on their shopping.

The transfer took place as the group discusses a potential merger with Thrive Homes, which is expected to be decided by June 2026. If the groups join together, these residents would eventually be moved into the new combined organisation.
