The £150 million Canalside South development in Wolverhampton has reached a significant milestone as it moves into its sales phase, with reservations now open for new homes on the site. As of 31 March 2026, the project has appointed Connells New Homes as its sole selling agent to manage interest in the first phase of the development.
Work at the site began in early 2025 and has now passed the 12-month mark, with the project transitioning from groundworks to vertical construction. Currently, 120 houses are at various stages of progress, and roof installations have been underway since February. The development, led by Wavensmere Homes in partnership with the City of Wolverhampton Council and the Canal & River Trust, is transforming 17.5 acres of land that had remained empty for 15 years. The site, formerly occupied by British Steel and the Crane Foundry, is being turned into 533 energy-efficient homes.
The project is supported by a £20 million loan facility from the West Midlands Combined Authority and includes 109 affordable homes. Following an unprecedented surge in interest, more than 2,700 potential buyers have registered to view properties. Additionally, a global investor, Kennedy Wilson, has purchased 131 of the homes to be used for private rental once the work is completed.
The development is being built in three phases, progressing from east to west, with the first phase consisting of 153 houses. The first home handovers are set to begin from June 2026, with 60 homes expected to be occupied by the end of this year. Full completion of the entire project is projected for the second quarter of 2030.
