Stockport Council has formally taken ownership of a key property on Wellington Road South after serving a General Vesting Declaration for 72/74 Wellington Road South. The move completes a compulsory purchase process that began nearly two years ago and unlocks the land needed for the next phases of the £145 million Stockport Exchange scheme.
The declaration was approved by the council’s Chief Governance Officer on 29 June 2026 and published on 3 July. It follows Cabinet approval to make the Compulsory Purchase Order on 24 June 2025, with the order itself issued on 3 July 2025. Voluntary negotiations with the former owner, Kieran Henry, ran in parallel but did not reach a conclusion, leading the council to use its compulsory powers to acquire the site.
The property sits along the A6 corridor between the town centre and the railway station, where Phases 6 and 7 of Stockport Exchange will rise. The wider scheme, delivered with development partner Muse Developments and overseen by the Stockport Mayoral Development Corporation, is already well advanced. Earlier phases delivered a multi-storey car park, offices, and a hotel, while demolition of derelict buildings at 76–84 Wellington Road South has cleared ground for future work. Once complete, the entire Exchange is expected to provide up to 375,000 sq ft of office space.
The council had already acquired 62 Wellington Road South in early 2017 as part of the same land assembly effort. Stockport Exchange forms part of the Town Centre West £500 million regeneration masterplan, which also includes the conversion of listed workhouse and infirmary buildings into housing. The council says the scheme has attracted businesses from multiple sectors and describes the clearance of derelict properties as essential for future phases.
