Welwyn Garden City Rent and House Prices Rise in New Figures

The Office for National Statistics released new data on February 18, 2026, showing that both house prices and rental costs have increased across the borough of Welwyn Hatfield, Hertfordshire. In December 2025, the provisional average cost to buy a home in the borough reached £444,000, which is a 2.0 per cent increase compared to the previous year. This price is significantly higher than the UK average of £270,000 and the East of England average of £338,000.

Renters in the borough are facing even larger price jumps, with private rents rising to an average of £1,465 per month in January 2026. This is a 5.7 per cent increase from the £1,386 average recorded in January 2025. People living in one-bedroom apartments saw the biggest change, as their monthly costs spiked by 6.5 per cent to an average of £1,028.

First-time buyers also saw costs go up, paying an average of £359,000 for a property in December 2025, compared to £352,000 the year before. These figures arrive as the Welwyn Hatfield Borough Council holds a public consultation on its Local Plan. Residents have until March 26, 2026, to share their thoughts on where thousands of new homes should be built over the next decade.
