Peterborough House Prices Rise Faster Than Rest Of Region

Average provisional house prices in Peterborough, Cambridgeshire, jumped to £237,000 in January 2026, marking an annual increase of 6.1 per cent. This growth represents a significant acceleration from the previous month and makes the city a property hotspot for the region.

According to data from the Office for National Statistics, house prices in the city are now rising five times faster than the average for the East of England. While local prices grew quickly, the wider UK average house price saw a smaller increase of 1.3 per cent during the same period, reaching £268,000.

Semi-detached homes in the city saw the largest increase, with average prices growing by 7.1 per cent to reach an average of £245,000. People looking to buy their first home also faced higher costs, as the average price for first-time buyers rose by £13,000 over the year to hit £208,000.

Peterborough City Council has highlighted that the city is currently the fifth fastest growing in the UK, with the local jobs market expanding by nearly a quarter. Alongside rising house prices, private rents in the area also went up slightly to an average of £974 per month in February 2026.

Official records from the HM Land Registry show that Peterborough is leading the county for price growth. Its 6.1 per cent increase is the highest in Cambridgeshire, sitting ahead of growth rates seen in East Cambridgeshire, Fenland, and Huntingdonshire.
