More Housing Support for Private Renters in Swadlincote

Residents in Swadlincote, Derbyshire, who receive help with their rent will see an increase in their monthly payments starting 1 April 2026. The Department for Work and Pensions published updated Local Housing Allowance (LHA) rates on 30 January 2026 that relink the allowances to the 30th percentile of local market rents, restoring alignment with current private rent levels after a two‑year freeze.

The DWP/Valuation Office Agency method uses the lower 30% (the 30th percentile) of local rents in each Broad Rental Market Area to set LHA. For the East Staffordshire BRMA that covers Swadlincote, the typical two‑bedroom LHA rises from £650 to £725 per month for 2026–27. For larger households, the published LHA for four‑bedroom properties in Eastern Staffordshire is £985.80 per month (2026–27).

South Derbyshire District Council and local business groups have said that affordable housing is vital for the town’s growth. Swadlincote is seeing several regeneration projects, including plans for a new leisure centre off William Nadin Way, and local reporting has documented growing logistics and manufacturing activity in the area — factors that increase the importance of stable housing support for the local workforce.

The new rates apply to private tenants who claim the housing element of Universal Credit or Housing Benefit. Claimants do not apply separately for LHA; the new rates will be reflected in Housing Benefit and Universal Credit awards, but tenants should check with their local council or their Universal Credit journal if they have questions or if their rent has recently changed. Residents can find local guidance and BRMA mapping on their council website (for example, East Staffordshire Borough Council), while the Valuation Office Agency publishes the rental data and rate tables used to set LHA.
