New Leisure Centre And Council Offices Planned For Swadlincote

On 27 January 2026, South Derbyshire District Council submitted a planning application for a £59 million leisure centre and civic office hub in Swadlincote, Derbyshire. The proposed dual-purpose complex at Cadley Park, off William Nadin Way, is intended to replace the ageing Green Bank Leisure Centre and the council’s Civic Way offices, both of which were built in the 1970s and have been judged to be unfit for purpose.

The new facility, designed to sit on scrubland south of the Swadlincote Family Golf Centre, would include a modern swimming pool, a gym, and open-plan office and conferencing space for council staff. South Derbyshire District Council has said the current Green Bank site will remain open until the replacement is fully operational to avoid any lapse in local leisure services.

The development proposals include substantial car parking to serve visitors and staff, designed to relieve parking pressure in the town centre. The council has said that, once services move to the Cadley Park hub, the vacated Civic Way site would be cleared and brought forward as part of the Swadlincote town-centre redevelopment — options that have been discussed include housing, hotel or other commercial and community uses.

If the plans are approved, the council’s planning documents set a target construction start in September 2027 with estimated completion in early 2028.
