Watford Borough Council confirmed on 4 March 2026 that a new stage of family housing is moving forward at the Watford Riverwell development site in Watford, Hertfordshire. This next part of the project will provide 47 high-quality houses designed specifically for families to rent.

The new phase, known as Avenues Phase Two, is part of a long-term partnership between the council and Kier Property to rebuild the area south of the town centre. Work on these new houses is expected to begin early in 2026 to help provide more options for families looking for a place to live.

Each of the 47 homes will be built with modern green technology, including air source heat pumps, to keep them energy-efficient. These features are intended to help residents save money on their energy bills while also reducing carbon emissions in the local area.

The building firm Vistry will construct the homes, which have already been purchased by the investor Kennedy Wilson. Once finished, these properties will join the 580 homes already completed as part of a larger plan to bring 1,000 new houses to the town.

The wider project has already delivered a new road for the local hospital and large areas of green space for the community. Current work in the area also includes the development of Riverwell Square, which will provide a new Greggs alongside a Tesco and a 131-bedroom Travelodge hotel.
